WELL Sensor Data: Submission and Reporting Requirements
Pursuing WELL Certification requires that projects collect and submit indoor air quality monitoring data in accordance with the Performance Verification Guidebook. Traditionally, this process has been time-consuming and complex, requiring projects to manually compile data into IWBI’s required format.
WELL requires projects using continuous monitoring devices to submit air quality data as part of their certification and ongoing compliance documentation. The requirements differ depending on whether the monitored features are non-performance-based or performance-based:
Non-Performance-Based Features
(Verification type: On-going Data Report or Letter of Assurance – Engineer)
- Annual measurement data must be submitted after initial certification or award.
- Data must be provided in a spreadsheet-compatible file format (e.g., .csv).
- Applies to features requiring installation of monitors but not tied to performance thresholds.
Performance-Based Features
(Verification type: Sensor Data)
Projects using sensor measurements to demonstrate performance thresholds must submit:
- Monitor Master List, including:
- WELL Project ID, Project Name, and Location
- Local Time Zone and Device ID
- Device Location (number, name, and installation details)
- Sensor Type, Range, Accuracy, and Calibration Data
- Correction Factors (PM2.5, PM10, TVOC sensors only)
- Sensor Data File with:
- Timestamped measurements (intervals ≤ 15 minutes)
- Occupancy status for each measurement period
- Both raw and corrected measurement data
- Annotated floor plan with monitor locations
- Photos of monitor placements (showing position and context)
- Documentation verifying eligibility for ceiling-mounted monitors (if applicable)
Note: Devices reporting more frequently than 15 minutes (e.g., every 1–5 minutes) may either report at their native frequency or submit averaged results per 15-minute interval.

What is the WELL Compliance Report?
The WELL Compliance Report is a tool built into the Kaiterra Data Platform that:
- Checks compliance in real time: Your IAQ data is automatically compared to WELL thresholds for relevant features.
- Identifies gaps: Any parameters or spaces not meeting WELL criteria are flagged so you can take corrective action in advance.
- Exports in the correct format: With one click, you can generate a submission-ready report that aligns with IWBI’s Digital Platform requirements.
This saves project teams hundreds of hours of manual formatting and data review.
Running a WELL Compliance Report
To generate a WELL Compliance Report:
- Access the Compliance Tab:
In the Kaiterra Data Platform, navigate to the Compliance tab and select the building for which you’d like to generate a WELL Compliance Report. - Start an Export:
Click the Export button in the upper-right corner of the page to begin the process. - Select Devices:
Choose the devices you want to include in the report by checking the boxes next to individual monitors or selecting all devices. Then, click Review. - Review and Generate:
A brief summary of the report will appear for confirmation. Once reviewed, click Export Data. - Receive Your Report:
You’ll receive an email containing your report in CSV format, ready for submission. - Submit to WELL:
Upload the exported report directly to the WELL Digital Platform as part of your annual Performance Verification documentation. No additional formatting is required.
The Kaiterra Data Platform automatically compiles all IAQ data into IWBI’s required template. The exported files can be uploaded directly to the WELL Digital Platform for review.
Reviewing Results
Once the report is ready, you can:
- View overall compliance status for WELL v2 and WELL Performance Rating.
- Drill down by feature to see whether requirements like A01 (Air Quality) or A08 (Air Quality Monitoring & Awareness) are met.
- Identify issues early: If a parameter such as PM₂.₅ or CO₂ is out of range, the report shows which spaces are impacted, helping you resolve problems before submission.
Important Notes for Submission
- Data format: The export follows IWBI’s official template, reducing risk of errors or rejection.
- Accuracy: The WELL Compliance Report uses the data collected during your building’s defined operating hours. While passing status in the report indicates strong alignment with WELL, final certification is always subject to IWBI review.
- Calibration & logging: Devices must still meet WELL’s calibration, interval, and reporting requirements, as outlined in the PVGB. Kaiterra monitors satisfy these requirements and provide data minute-by-minute.
