For WELL Certification, IAQ monitoring must reflect the building’s operating conditions. Kaiterra's Data Platform allows you to define operating hours for each building, ensuring that WELL Compliance Reports and exports align with WELL requirements.

WELL Compliance Requirements

To demonstrate compliance with WELL continuous monitoring requirements, projects must provide valid datasets covering regularly occupied hours.

Key Requirements:

  • At least 90% of each sensor’s dataset from regularly occupied hours (including intervals with missing or offline data) must either meet the specified thresholds or fall within acceptable ranges outlined in the relevant WELL feature.
  • For example, if a project is occupied from 08:00 to 18:00 (10 hours) daily and monitors record data at 15-minute intervals, then over a 30-day period, the project must report at least 1,080 compliant measurements to meet the 90% compliance threshold.
  • For initial certification, at least one calendar month of data is required.
  • For recertification or renewal, the reporting period must cover the time elapsed since the previous award date.

By accurately defining operating hours in the Kaiterra platform, projects ensure that compliance calculations for WELL (e.g., meeting 90% threshold performance) are based on relevant, occupied-time data.

How to Set Operating Hours in the Kaiterra Data Platform

Follow these steps to configure operating hours in the Kaiterra Data Platform:

  1. Log into the Data Platform, click the Buildings tab, and locate your building. Click the three dots on the far right to open the settings for that building. Click Edit building.



  2. Locate the Occupied Hours section.
  3. Define the start and end times for each day of the week.

    Example: Monday–Friday, 9:00 AM – 6:00 PM.

    If your building has varying schedules, you can configure different hours for each day via ‘Add Segment’.

  4. Save your changes.
The system will immediately apply these hours to data analysis, including the WELL Compliance Report.

How Operating Hours Affect WELL Compliance Reports

Once operating hours are defined:

  • Compliance checks are only performed on data within the defined operating schedule.
  • Exports generated for WELL submission automatically filter out data collected during off-hours.
